My advice is to ask your buyer's agent (me) to can recommend good local lenders. Your lender can do a soft pull of your credit, advise you on anything you might need to do for credit repairs if needed, tell you what your budget is so that you only look at houses that you could actually buy, explain the types of loans for which you'll be eligible and indicate how much cash you'll need to close on a home.
