PLAN WELL - You already know to put together a comprehensive budget to know what you can afford (not what you qualify for) but planning for the fun stuff is as important as having an emergency fund and money to pay bills. When planning your budget for buying your new home, be very generous budgeting for items like gifts, vacations, clothing, dining out and entertainment. Those are the areas everyone almost always under budgets for and making a mistake there could make you what I like to call “house poor.” That is, you have a great house now but you cannot afford to do anything else. Can't go out with your friends, can't afford a vacation, and now you can only afford to enjoy the house and not much else. So plan well.
